Executives interviewed by Al Borsa described its use in site-data analysis, building-rule review, early design alternatives, cost modelling and risk assessment. The most striking reported figure came from Walid Sweida, chair of Al Deqa Engineering Consultants, who said these tools had reduced the time needed for preliminary designs by roughly 30% to 50% compared with traditional workflows. That is a company-reported operational estimate, not an audited industry benchmark.


The change is relevant to real estate because early design decisions determine density, sellable area, circulation, daylight, energy use and much of a project’s eventual construction cost. AI-assisted tools can generate and compare several options against a defined brief, allowing teams to test orientation, wind, solar exposure, budget and planning constraints more quickly. Faster iteration may help a developer reject weak configurations before detailed design begins, but speed is valuable only when the underlying survey, legal parameters and cost data are accurate.


Sweida emphasized that AI does not remove the engineer from the process. Its immediate role is to handle repetitive tasks and large datasets so professionals can focus on judgment, creativity and technical review. This distinction is important for buyers and investors. A rendering or automatically generated layout is not evidence that a design has been approved, coordinated or shown to comply with local requirements. Walid Morsi, chair of DCI Plus, said consultants are using AI to compare project-cost scenarios before construction and model costs over a building’s life cycle, including construction, operation, maintenance and energy. He also described tools that assess the effect of material-price volatility and propose alternatives intended to preserve performance at lower cost. Developers should treat these outputs as decision support rather than fixed forecasts, because exchange rates, procurement capacity, specifications and contractor pricing can change after a model is run.

Used well, this can improve option testing and make the reasons behind a chosen scheme more transparent. Used badly, it can create an illusion of precision while hiding assumptions. Fahd Aboul Azm, deputy chair of International Engineering Consultants, linked AI with Building Information Modelling. He said integration with BIM and digital simulation can test natural lighting, ventilation, energy use and user movement before construction, helping teams identify clashes and operational problems earlier. In residential projects, the direction is toward better space efficiency, natural light, ventilation, smart-building functions and greenery. In hotels, the emphasis includes digital management of rooms, energy and guest services alongside sustainability.


For buyers, the technology should improve outcomes only if it leads to measurable commitments. Useful questions include whether daylight or energy simulations were independently reviewed, whether the BIM model is updated after site changes, and whether the delivered specifications match the coordinated design. Buyers should be cautious when AI is used as a marketing label without evidence of better performance. For developers, the commercial opportunity lies in fewer design changes, clearer cost choices and faster coordination—not in replacing statutory review or reducing professional accountability.
