West Qena begins phased handover of Sakan Misr homes on 13 July
The New West Qena City Authority is scheduled to begin handing over a new group of Sakan Misr apartments on Monday, 13 July 2026, according to a Ministry of Housing announcement reported by El Watan. The published timetable runs until 28 July and covers selected buildings in the development. For buyers, the practical message is straightforward: the handover is being organised in stages, and each beneficiary should confirm the date assigned to the building before travelling to the city authority.
The first published group includes buildings 1, 3, 4, 6, 12, 15, 22 and 23. The schedule is intended to reduce crowding and allow the authority to complete document checks, financial reconciliation and the physical inspection of each apartment in an orderly way. A beneficiary whose building is not in that list should not assume that the unit has been cancelled or delayed indefinitely. It means only that the currently announced phase identifies a limited group, and later instructions should be checked directly with the city authority.
Before attending, beneficiaries should prepare the original and copies of the documents requested for handover. The reported list includes national identification cards, birth certificates for children where applicable, receipts showing previous payments, signed declarations and evidence that the handover and maintenance charges have been paid. Buyers who used post-dated cheques or completed the price in full may also be asked for the relevant proof. Requirements can differ according to the reservation file, so the safest step is to verify the personal file with the authority rather than relying on a generic checklist.
The handover appointment is more than a key-collection visit. The beneficiary should inspect the apartment carefully and record any visible defect in the official inspection report before signing final acceptance. Doors, windows, plumbing points, electrical outlets, wall finishes and floor levels should be checked. Water and electricity connections may follow separate procedures, and the buyer should ask which meters or service applications are included at this stage. Photographs taken during the inspection can provide a useful record, but they do not replace written observations acknowledged by the authority.
West Qena is one of the new urban communities created to expand organised development west of the existing city. Earlier official and trusted reporting on the project documented the construction of 30 Sakan Misr buildings containing 720 apartments, alongside roads, water, wastewater and other infrastructure. That background helps explain why apartment handover is linked to wider readiness work across the city. It should not, however, be read as a guarantee that every service in every zone is already operating at full capacity.
Buyers should also distinguish between the handover date and the date on which the unit becomes fully usable. Completing maintenance payments, receiving keys and signing the inspection document are important milestones, but utility activation, building management arrangements and any repair requests may require follow-up. If a beneficiary cannot attend on the assigned day, the authority should be contacted in advance to ask about the authorised representative procedure or a replacement appointment. Informal arrangements may not be accepted.
The information available at publication time is based on the Ministry of Housing announcement as carried by El Watan on 12 July 2026, with project background corroborated through New Urban Communities Authority material and trusted coverage of West Qena. Buyers should treat the official city authority as the final source for individual appointments, payable balances and document requirements. Impact Group has not independently reviewed any beneficiary contract and this report does not constitute legal or financial advice.
For residents and investors following Upper Egypt’s urban expansion, the start of this handover phase is a concrete delivery milestone. Its significance will depend on the pace of later building schedules, the completion of services and the authority’s response to inspection notes. Beneficiaries can make the process smoother by arriving on the correct date with a complete file, keeping copies of every signed document and refusing to leave verbal observations unrecorded.
